Processing and application normally takes 2 days or less. In some cases, approval of homeowner associations, condo associations or searching records out of state may require some applications to take longer.

The Application Process:
1. Upon receiving the application and funds, you can expect & hereby authorize that we will :
a. Check your credit report
b. Check public records for any past evictions
c. Verify your employment & income
d. Verify your previous landlord references
e. Run a criminal background check
f. Any exceptions to these criteria must be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is given for such exceptions, additional security deposit, co-signers and/or advance rent may be required.
6. Once you have been notified of your approval, you must place a $500 NON REFUNDABLE Good Faith Deposit ( It will go towards the Security Deposit ) , within 24 hours of your approval notification. Once approved, any and all monies are non-refundable. In the event that you fail to enter into the lease agreement or refuse to take possession of the property on or before the beginning rental date you applied for , you shall forfeit these funds as liquidated damages.
