Rental Application Disclosure

Processing and application normally takes 2 days or less. In some cases, approval of homeowner associations, condo associations or searching records out of state may require some applications to take longer.

The following is require to apply:

1. ALL 18 age and over must complete an application & background check
2. NO application will be processed without a processing fee of $75.00 per adult .
3. Some Homeowner and Condominium Associations may require separate application and fees and if such is the case, you must apply separately to such homeowners or condominium associations.
4. Proof of Three Months of pay stubs ( proof of income equal to 3 months rent )
5. A clear copy of ID's is mandatory

The Application Process:

1. Upon receiving the application and funds, you can expect & hereby authorize that we will :

a. Check your credit report

b. Check public records for any past evictions

c. Verify your employment & income

d. Verify your previous landlord references

e. Run a criminal background check

f. Any exceptions to these criteria must be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is given for such exceptions, additional security deposit, co-signers and/or advance rent may be required.

6. Once you have been notified of your approval, you must place a $500 NON REFUNDABLE Good Faith Deposit ( It will go towards the Security Deposit ) , within 24 hours of your approval notification. Once approved, any and all monies are non-refundable. In the event that you fail to enter into the lease agreement or refuse to take possession of the property on or before the beginning rental date you applied for , you shall forfeit these funds as liquidated damages.

7. You must sign the lease and pay the balance of the security deposit during the next 72 hours of you approval. There is a $ 150.00  fee to cover administrative cost in preparing your lease.
8. If you do not comply with this requirements, the property will be placed back on the market and your application fee and good faith deposit will be forfeit.
